Mortgage Valuation Surveys

 

A mortgage valuation tries to mark the value of a property to the market once an offer has been accepted. It is the mortgage lender's way of trying to ensure the house is market value and of adequate quality. The mortgage lender wants to ensure properties on their portfolio are of fair value. Valuation Surveys are naturally conservative.

Property uniqueness

 

Linked to valuation surveys, if a property is unique for its area, or is significantly more substantial than nearby properties, estate agents will claim this property cannot be valued. "There is nothing to compare it to." In truth, they are wary of valuation surveys not approving mortgages and time wasted all round.A classic example is a street of terraced houses with the end of terrace owner adding an extension. Whilst they may see benefit for their quality of life, it may not add any value to the property.

Government taxation - Stamp Duty

 

Stamp duty can leave a buyer faced with two house choices; buying the property below a stamp duty threshold tier or not buying your house. There is not too much we can do about when a government decides to tax something but making your property showcase its features is something you can do.

How we use data depends upon a combination of our knowledge and our customer's experiences. Land Registry publishes data on the percentage of properties, sold and how many use a mortgage to buy a property. Some streets may have as low as 50% of buyers paying cash upfront versus other streets where almost 100% use a mortgage.
We can see that a street where there are more cash buyers would result in more price pressure to mortgage valuation surveyors.

What is more interesting, is if we widen that net, if we can prove that our property is offering the same facilities as a more expensive area, some cash buyers may prefer to pay a slightly higher price in a less expensive area.
